Unfavorable information on any individual application, may result in denial of ALL applications for that group.
Verification covers: Criminal History, Eviction History, FICO Credit Score, and Income to Debt Ratio.
We limit the number of occupants to 2 per bedroom.
Your gross monthly income MUST be three times or more than the monthly rent.
You MUST have a favorable credit history. 675 minimum preferred.
You MUST be employed and / or be able to furnish acceptable proof of the required income.
If income is not verifiable, a current bank statement with a balance of FIVE (5) times the monthly rent may be required.
You MUST have good housekeeping, payment, and maintenance references from all previous Landlords.
Criminal History / Eviction History will cause your application to be denied. Including drug related offenses.
ALL tenants are required to furnish Landlord with proof of Renters Insurance, including a minimum $100,000 liability coverage to cover loss due to damage or injury.
Compensating factors can include additional requirements such as increased security deposit and / or a cosigner.
Incomplete or misrepresentation of ANY information on the application, will be grounds for denial of applicant.
There is NO CHARGE to submit an application. All applications are reviewed for compliance with our REQUIRED TENANT STANDARDS, and references are checked. If your application qualifies, applicants are required to supply us with a Tenant Background Verification for each applicant 18 and older, through TransUnion. At applicant's expense. ( $24.95 each )
